Our goal is to deliver the warmth and authenticity of a brick and timber building, with all the benefits of new construction. In addition, using wood to construct T3 generates numerous environmental benefits. The heavy timber throughout T3 actually absorbed C02 before being harvested and there are fewer carbon emissions during the manufacturing process compared to steel, concrete or masonry.

What kind of wood is it?
- T3 is a modern "mass timber" construction building, meaning multiple layers of wood will be stacked together to produce longer spans of 20' boards, which allows for more efficient space planning
How big are the columns?
- Columns will range between 10" x 12" and 10" x 19" with the smaller columns on higher floors
- Interior columns and cross beams will be made out of glued laminated beams
- Floor to floor heights will be 11'
- T3 will be a high performing building that will be able to respond to Minneapolis' ever changing climate
- The weathering steel cladding that will be used on T3 is called "Cor-ten Steel"
- Windows range in width between 7' and 15' and are 7'6" high
- Building design includes a 1" sound mat above the wood floor system then topped with a layer of concrete, which greatly enhances acoustical performance
What about parking?
- Sixty-five underground executive parking spots are available
- Over 3,000 parking spaces available in the adjacent municipal parking ramps B and C and additional surface lot parking near T3
- T3 is designed to handle space programming as dense as 100 square feet per employee
- Floor plans allow for open office layouts as well as the more traditional private office layout
- T3's elevator system, MEP and restroom capacity are all designed to handle the 100 square feet per employee floor plan
- The building can accommodate significantly more tenant growth and densification than comparable buildings
